PROFILE
JPM DESIGN MANAGEMENT is a consulting and project management firm participating, with it's healthcare clients, in the planning, design and construction of capital projects inside acute care, clinical care and academic research settings.
I am John Mattox, an architect and the owner of this firm. With more than 35 years as a licensed architect in California, I have worked in leadership roles with regional, national and international clients and alongside award-winning planning, design and construction teams. My professional experience has spanned multiple specialties including healthcare, campus, hospitality, mixed-use, corporate and religious environments.
This includes entitlements processing, feasibility studies, programming, planning, design, regulatory approvals, project management, construction management, business development and seasoned project leadership.
As a consulting and project management practice, JPM was conceived in 1995 with a difficult decision to depart one of California’s leading full-service architectural firms. With this milestone in place, my role as an executive architect progressed naturally to leadership oversight and management of capital building projects as a team member with institutional clients and private developers.
Working within a client’s worldview has honed, for me, a more coherent appreciation of the nexus of capital, schedule, quality and design in capital development projects.
As this office has matured, JPM has specifically focused, since 1998, on acute care and clinical care environments within academic medicine and regional hospital systems. Within the healthcare capital environment, my responsibilities have included direct leadership participation with the Chief Executive Officer and other executives of the hospital C-Suite. Core to this leadership has been prioritizing clear communications with physicians, stakeholders and caregivers; and, as importantly, day-to-day interaction and relationship-building with the directors and managers of facilities engineering departments, and other key hospital units such as safety, infection prevention, IT, environmental services and procurement.
Looking ahead to the next decade, my objective is to participate with clients that place a high value on people, innovation, collaboration, transparency and worthy hard work. My interest is to be near healthcare transformation, innovative design and medical science breakthroughs.

Reporting directly to the CFO and Facilities Engineering director, JPM directed project management staff, design and construction teams, and vendors on acute care hospital and out-patient capital improvements across two hospital campuses. JPM's services, under contract with the PM firm of Petra, included full project management services: programming, planning, design, regulatory reviews, permitting and full construction oversight. This included coordinating reviews, approvals, inspections and licensing with OSHPD, CDPH and local agencies. Working on-site for 3 1/2 years, JPM's projects ranged from small to medium-sized infrastructure and facilities improvements ($100K to $10M).
Significant projects included major construction for Endoscopy procedure rooms, Emergency Room renovation, Operating Rooms modernization, Cath Lab equipment upgrades, and MRI installation. The hospital is currently moving into design and construction phases for modernization of elevators, ER expansion and Pharmacy USP 800 upgrades. Also on-going, are renovations throughout both campuses including infrastructure, nurse stations, patient areas, public areas and grounds.

For over seven years, and as an employee of the University of California San Diego, I directed the design and construction of acute care, clinical care and research environments for UC San Diego Health and, at times, the School of Medicine. As the Senior Director of Healthcare Project Management for Facilities Design & Construction, I reported directly to the university’s Campus Architect and in a “dotted-line” fashion to the Health System’s CEO, COO, CFO and the Director of Facilities.
Over this period, I managed teams of seasoned healthcare project managers and engineers in the development of new hospital and clinical buildings as well as renovations and infrastructure improvements. My leadership, during what was at that time the largest capital program growth in the University's history, included annual oversight of nearly $1 billion in capital improvement projects for the Health System alone. Significant capital projects included the new 245-bed Jacobs Medical Center hospital, Sulpizio Cardiovascular Center, Koman Outpatient Pavilion, East Campus Office Building and Athena parking structure as well as system-wide compliance with SB1953 for seismic safety.

Early in 1998 the Campus Architect, at UC San Diego, invited JPM to take on a consulting role to augment the healthcare project management staff within the university's Facilities Design & Construction unit. These services spanned across two health system campuses in La Jolla and the Hillcrest communities. During this management role, I reported to the Campus Architect through the Manager for Healthcare Project Management. This consulting role continued until my promotion to Senior Director in 2008. During that ten-year period, I was responsible for full management services for each of my assigned projects throughout all phases of development. I had the opportunity to work with exceptional people and many of my life-long friends will have come out of this period of my career.

In October 1995, upon my departure from LPA, I had the opportunity to begin working with two friends, co-owners of Grand Pacific Resorts. GPR is a full-service resort development and management company that focuses on the vacation ownership industry in California and Hawaii. Over a period of nearly 13 years I assumed multiple professional roles within their resort and hotel development group. This included full architectural design and construction management services, as well as owner and lender's representative over a large range of projects. These development projects included: Carlsbad Seapointe Resort, Grand Pacific Palisades Resort, Hilton Grand Vacations Club, Red Wolf Lakeside Lodge and the Carlsbad Inn Beach Resort & Hotel.
I worked in collaboration with KITAbayashi Design Studio and Nogle Onufer Associates Architects as the design architect and executive architect. LPA participated as architect for the Seapointe project.

NORTH COAST CHURCH
Vista, CA
North Coast Church began as a Bible study in a Carlsbad home in 1977. I met the ministers and congregation in 1989 at their second location where the growing church was renting space from another local ministry. As I recall, the worshipers were roughly at 500 members at that time; today, NCC has well over 13,000 members. Under a strong teaching ministry the church has grown into seven campus locations within North San Diego County including multiple microsite locations, nationally and internationally, where families can gather to watch videos of the weekly worship message and music, and socialize with other attendees.
The main campus is located on 40 acres in Vista. For the Vista campus, JPM was privileged to participate at the inception of design as the managing architect. I was responsible for overall planning department approvals and entitlements, master planning, programming and design, as well as construction management. JPM worked in collaboration with the executive architect, KITAbayashi Design Studio, throughout all phases of development. JPM's involvement spanned eight years of participation with NCC on this project, as well as at their previous location in a Vista industrial park.

In 1984, eight years after my college degree, I left a small architectural firm to join Leason Pomeroy Associates, one of California's leading full-service architectural firms. In time this firm re-branded itself as LPA, continued to accumulate a bounty of regional and national design awards, and become the recipient of the prestigious 1990 Firm Award from the California Council of the American Institute of Architects (AIA). I am grateful to this extraordinary design firm that continues to have an innovative voice in the national design community today. With LPA's deep impact on me professionally, it was personally very difficult to leave this firm, and my many friends, to establish, in 1995, something new, risky, exciting and completely unknown: JPM DESIGN MANAGEMENT.
Over my tenure at LPA, I was promoted to Principal and managed a design studio in the Orange office that focused on corporate, industrial, hospitality and mixed-use projects. In time, Leason Pomeroy and his partners presented me with the opportunity to open and lead a new San Diego office. The office was established in the middle of an economic recession (You may recall the universal anxiety of "Stay alive 'til '95"). However, as the "rainmaker" for this office, I was grateful for a number of successful opportunities with a number of notable projects and notable clients during those difficult economic times.
